Description
A Beautifully Presented Home in the Heart of Modbury – Ideal for Downsizers & First-Time Buyers
If you’re looking for a home where you can simply move in, unpack and enjoy village life, this beautifully presented cottage on Galpin Street could be exactly what you’ve been waiting for.
Tucked away in the historic heart of Modbury, this deceptively spacious home offers over 1,500 sq ft of accommodation, combining period charm with a modern, beautifully finished interior. With three double bedrooms, generous living space, an integral garage and allocated parking, it offers a rare combination of space, convenience and easy living.
For those looking to downsize, this is a particularly attractive proposition. There’s plenty of room for family and guests, but without a large garden or extensive maintenance to worry about. Equally, for a first-time buyer, it offers the opportunity to step straight into a stylish, finished home in a village where you really can leave the car at home.
The kitchen and dining area is the real social hub of the house, with a fresh contemporary finish and plenty of space for entertaining. It flows naturally through to the larger sitting room, creating a wonderfully sociable area for relaxing with family or hosting friends.
Upstairs are three excellent double bedrooms, all enjoying plenty of natural light from roof skylights and benefiting from useful built-in eaves storage. The principal bedroom has fitted storage and its own en-suite shower room, while a modern family shower room serves the remaining bedrooms.
The welcoming entrance hall immediately gives a sense of the space on offer and includes a useful cloakroom and staircase to the first floor.
Outside, the integral garage and allocated parking space are a real bonus, particularly for such a central village location. At the front of the property, a charming cobbled seating area provides a lovely spot to sit and enjoy the atmosphere of this historic street, with the nearby granite water conduit adding to the character and sense of place.
And perhaps one of the biggest attractions is the location. Modbury has everything you need for day-to-day life, with independent shops, cafés, pubs, local amenities and community facilities all within easy walking distance. You’re also surrounded by some of the beautiful countryside and coastline that make the South Hams such a special place to live.
A home with character, space and very little to do — simply move in and enjoy everything village life has to offer.
Owners' Comments
We have loved living here, particularly because of the amount of space the house offers. It's a bit of a Tardis – it looks smaller from the outside, but once you're inside, you realise there's a surprising amount of living space. As a family of three, we've found it more than adequate, and if we could pick the house up and move it elsewhere, we would.
The location is fantastic, with the Co-op just seconds away on foot and all the other amenities of Modbury close by. One of the things we'll miss most is the wonderful sense of community. Everyone is incredibly friendly, from our neighbours to the wider community, and there are plenty of opportunities to get involved if you wish. Events such as the May Fair, the January Wassail, the Guy Fawkes fireworks and the Christmas lights switch-on help make Modbury such a special place to live.
Our nine-year-old attends the local primary school, which has been a wonderful experience. It's a welcoming, friendly school that provides lots of activities throughout the year.
The surrounding area is another huge advantage. The Millennium Meadow is just a stone's throw away, offering easy access to green space, while some of South Devon's most beautiful beaches, including Bigbury, Bantham and Thurlestone, are all within a short drive. In fact, most destinations are reachable within around 20 minutes.
