Description

Guide Price £625,000 - £650,000. Built in 2022 and one of only eight detached homes on a private development in the village of Norton, this house offers approximately 2,250 sq ft in total: 1,905 sq ft (177 m²) of living space plus a detached double garage. It is energy efficient, with an air source heat pump, zoned underfloor heating and an EPC rating of B (86), and set up for home working with full-fibre broadband up to 1 Gbps. The external joinery was resprayed in 2026 with a ten-year finish, so there is nothing to do.

Ground floor. An oak porch leads into a tiled entrance hall with underfloor heating and a cloakroom. The sitting room (6.09m x 5.09m) has a log burner set within a fireplace and trifold doors to the rear terrace. The kitchen/family room (6.06m x 5.09m) takes a family table and a sofa, with full quartz worktops and surrounds, a Belfast sink, and a large island with a Bosch induction hob. Appliances include a Miele integrated dishwasher and a Neff double oven, and trifold doors open to the garden. Off the kitchen, the garden room (3.90m x 2.80m) has doors to the garden on two sides and is currently used as a home office, with network points and plenty of sockets. A utility room with a water softener completes the ground floor, which is tiled throughout apart from the carpeted sitting room.

First floor. A landing with a generous ceiling height leads to four double bedrooms. The principal bedroom (5.12m x 4.05m) has built-in wardrobes and an en suite with a walk-in shower, separate bath and full-height tiling. Bedroom two (5.12m x 2.99m) also has built-in wardrobes. Bedrooms three (4.13m x 2.99m) and four (3.90m x 3.00m) are both doubles. The family bathroom matches the en suite, with a walk-in shower, separate bath and full-height tiling.

Outside. A private paved driveway gives parking for four cars and leads to the detached double garage (5.75m x 5.64m), which has power, light, fob-operated electric roller doors, a side door and an Ohme EV charger. The front garden has willow fencing, an acer and the oak porch. The east-facing rear garden catches the morning sun and has a stone terrace off the sitting room and garden room, a timber pergola with decking, and railway sleeper raised beds.

The development. Honeywood Grove is a private close of eight homes off Ashfield Road, run by a resident-owned management company. The annual charge is £420 and has not changed since 2022.

Location. Norton CEVC Primary School, within walking distance, was judged outstanding for behaviour, personal development and early years at its December 2024 Ofsted inspection. The village also has a church, village hall, playing field, a garage with shop and post office, and The Dog pub. Thurston Community College is close by for secondary education. The A14 gives quick access to Bury St Edmunds and Stowmarket. Thurston station, about two miles away, has trains to Bury St Edmunds in around 6 minutes, Ipswich in around 30 and Cambridge in around 45 to 50. Stowmarket station has direct trains to London Liverpool Street in around 80 minutes.

Key facts. Freehold. Council tax band E. EPC B (86). ICW structural warranty to February 2032. Management charge £420 a year. Full-fibre broadband up to 1 Gbps.
