Description
The largest of the 4-bedroom homes at Birchley Fold, a development of seven detached homes on the rise between Kildwick and Silsden.
All seven are built in Yorkshire tumbled natural stone, with the same detail that goes into every development we build. The result is timeless: a home that will look as right in twenty years as it does today.
Ground floor
The kitchen and dining room run across the back of the house, facing south, with bi-fold doors onto the garden. It is the room everyone ends up in, somewhere to cook while people are at the table, somewhere for people to stand about with a drink before dinner, and on a warm evening the doors fold back and the garden becomes part of the room.
The lounge sits along the front, joined to the dining room by a pair of oak and glass double doors. Open, on a Sunday with everyone here, the ground floor works as one. Shut, on a winter evening, the lounge is its own room, and because the doors are glazed it never feels closed off.
The laundry has a room of its own between the kitchen and the garage, with the washer and dryer stacked and tall storage beside them. Come back from the shops and you park in the garage and come in through it, so the shopping and the washing both stay out of the kitchen. There is a WC off the hall, a store under the stairs, and room on the drive for two cars side by side.
First floor
The main bedroom is at the front, looking out over open countryside, with its own en-suite shower room. It faces north, so it stays cool through a hot summer, which is worth having in the room you sleep in.
Two of the other bedrooms look back over the garden, and all four are big enough for a king size bed, so there is no room anyone has to be talked into.
The family bathroom has the bath and the en-suite has the shower, both with Hansgrohe fittings, concealed cisterns and half-height tiling you choose yourself. A store opens off the landing.
The specification
Kitchen units have oak effect interiors and soft close doors and drawers, with a quartz worktop and splashback, an undermount stainless steel sink, a brushed nickel tap and under cabinet LED lighting. The appliances are Electrolux throughout: two single ovens, a 75 cm gas hob, a 90 cm chimney hood, an integrated 70/30 fridge freezer and a full size dishwasher.
The laundry is designed with space for a stacked washer and dryer and tall storage beside it.
Internal doors are oak, with a pair of oak and glass double doors between the lounge and the open plan kitchen and dining. Bathrooms have Hansgrohe taps and showers, concealed cisterns, and tiling chosen from the Interiors Collection.
Heating is gas and dual zone, on an Ideal Logic system boiler with a cylinder and Honeywell controls. Every home has solar panels, an Ohme 7.4 kW EV charging point and Openreach full fibre.
Outside, the walling is Yorkshire tumbled light weathered natural stone with grey concrete roof tiles, Clotted Cream windows, a Pebble Grey composite front door and a black electric sectional garage door. The drive is block paved, the rear garden is topsoiled and turfed, and paths and patio are Raj green Indian stone. There is an outside tap, an outside socket, and a swallow nesting box to the side elevation.

It is a soft neutral palette throughout, and there is more to it than most people expect when they walk in.

The location
Birchley Fold is on Skipton Road, Silsden, BD20 9AA, on the rise between Kildwick and Silsden. Kildwick, down the hill, has a church, a pub and the Leeds and Liverpool Canal, with swing bridges still opened by hand. Silsden has a market, a town hall and the everyday shops. Steeton and Silsden station is on the Airedale Line.
