Freehold

Description

A handsome four-bedroom Victorian family home in Leyton, set over three floors with a wonderfully long garden and a complete collection of original details.

The house has been updated with a light touch, retaining plenty of Victorian character. Original floorboards, fireplaces, cornicing, ceiling roses and corbels all remain, alongside a particularly lovely entrance with its original stained-glass fanlight and tiled hallway. The result feels warm, lived-in and full of personality.

INSIDE

Arranged over three floors, there are two distinct living spaces downstairs, fourproper bedrooms above and two bathrooms, making this a very practical family house as well as an attractive one.
The original tiled hallway sets the tone immediately, with stained glass above the front door, decorative plasterwork and timber floorboards continuing through much of the house.

At the front is a generous bay-windowed dining room, its proportions softened by original floorboards, cornicing and a beautiful period fireplace. Behind it sits a separate reception room, again with a fireplace and period detailing, and French doors bringing in plenty of natural light.
The kitchen occupies the rear of the house. It is simply finished with painted cabinetry, timber worktops, a Belfast sink and a door leading directly outside. A useful utility area, storage and a separate ground-floor WC complete this level.
The garden is a real asset.

Extending to approximately 37 feet, it has a pleasing sense of depth and plenty of greenery around its boundaries, with ample room for eating outside, children to play or for someone with greener fingers to make considerably more of it.

Upstairs, the first floor has three bedrooms and the family bathroom. The large frontbedroom spans the width of the house and is particularly impressive, with a broad baywindow, stripped boards, fireplace and fitted joinery.

The two further bedrooms are both well proportioned, one currently arranged as a double and the other as a characterful child’s room, again retaining its fireplace and floorboards.
The family bathroom is clean and simple, with a freestanding roll top bath andoverhead shower.
The top floor has been converted to create an excellent fourth bedroom. Tworooflights bring plenty of daylight into the room and there is enough space for a large bed alongside freestanding furniture. An adjoining shower room makes this floor particularly useful as a principal suite, guest room or space for an older child.
The house also offers scope for further renovation and extension, subject to the usual planning permissions and consents. A previous planning permission has since lapsed, but may provide useful context for what has previously been considered acceptable by the local authority Waltham Forest — see planning reference: 220999.

NEIGHBOURHOOD & CONNECTIONS

This part of Leyton is exceptionally well placed for several of East London’s best neighbourhoods.
Francis Road is close by for independent cafés, restaurants and shops, while the food and cultural scenes of Walthamstow, Clapton and Chatsworth Road are all easily reached. The wider local dining scene has become a real draw in its own right, from acclaimed Malaysian cooking at Manibow in Clapton to Leyton’s eclectic wine-bar scene, including Yardarm and Swirl, and sushi hotspot Bamboo Mat.

Head south and Stratford and Queen Elizabeth Olympic Park provide a completely different scale of amenity, with shopping, restaurants, sporting facilities and cultural destinations all within easy reach.

The amount of green space nearby is abundant. The Lea Valley creates an enormous green corridor through this part of East London, stretching from the vast open spaces of Hackney Marshes north towards Walthamstow Wetlands. Between them are waterways, playing fields, walking and cycling routes and nature reserves, making this one of the greenest corners of the capital.

Gloucester Road is particularly well served by several different rail and Underground options. Lea Bridge station is approximately 0.6 miles away and has direct Greater Anglia services to Stratford and Tottenham Hale, with services running up to three times an hour on weekdays.
Leyton Midland Road is around 0.7 miles away for the London Overground Suffrage line towards Gospel Oak and Barking Riverside. Walthamstow Central is approximately 0.9 miles away, giving access to both the Victoria line and Weaver line services towards Liverpool Street, while Leyton Underground station is around 1.2 miles away for the Central line
