    Please tell us about the good and bad aspects of living in your local area:

    Living in NQ especially on the specific area where the Astley is located is great. Walking distance to all major restaurants and bars allows you to choose between a more calm environment like Ancoats but also the very lively NQ on a weekend. Big affordable supermarkets and gyms in the area make it very easy to live in the city. The only issue in the area is probably the constant construction of new developments however the double glazed windows do a good job keeping the noise down.

    How has the building management responded to any problems or issues you have raised:

    Very quickly and any issues that were more difficult to repair they were always trying to find a good temporary solution until the contractor could fix the issue. Everything was usually dealt with in a few days

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish I knew that flat would get so warm in the summer. I chose the flat with the best view out of the two I viewed in the building but I believe if I knew that it would be warmer during the summer maybe I would have chosen the other flat.

    Overall, I am very happy with the local area. There is a good range of shops, restaurants and other amenities nearby, and transport links are convenient and easily accessible. The surrounding area is generally pleasant to live in, and I have no significant concerns regarding traffic, noise or the general neighbourhood. My only recurring concern relates to rubbish being improperly left in the communal bin chute area within the building. As mentioned in my previous feedback, some residents leave rubbish bags beside the chute rather than disposing of them correctly, even when the chute is fully operational. This can create unpleasant smells and potential hygiene and pest concerns. I would describe this as a resident behaviour issue rather than a problem with local bin collections, as the issue is caused by individuals not following the building's waste disposal rules. Aside from this particular concern, my experience of the local area has been positive and I find it a convenient and enjoyable place to live.

    How has the building management responded to any problems or issues you have raised:

    Building management has generally been responsive when I have raised concerns. In relation to the recurring rubbish issue, they arranged for the cleaning team to remove waste, increased security patrols, installed signage reminding residents of correct waste disposal procedures, and advised that residents responsible for breaches could potentially be charged. I appreciate these responses, particularly the efforts of the cleaning and security teams, and I do not consider the issue to be a failure of the frontline staff. However, my concern is that much of the response has been reactive rather than preventative. Even after signage was installed, some residents continued to leave rubbish bags beside a fully operational chute. Repeatedly removing the bags solves the immediate mess but does not address the behaviour causing it. I have therefore asked management for clarification on how offenders will be identified, what consequences apply when tenancy rules are breached, and how those rules will actually be enforced. In my view, effective building management should not only clear problems after they occur but also address repeated behaviour so that the same issue does not continue. Overall, management has been responsive and willing to communicate, which I appreciate, but I would like to see stronger follow-through and enforcement where repeated breaches of building rules continue.

    Please share one thing (or more) which you wish you had known before you moved in:

    One thing I wish I had known before moving in is that, while the building itself, facilities and location are generally very good, the experience of living here can sometimes depend on how responsibly other residents use the communal areas. For example, I have experienced repeated problems with residents leaving rubbish bags beside the bin chute despite the chute being fully operational and signage clearly explaining the correct disposal procedure. Management has responded to my concerns, but changing residents’ behaviour can be more difficult than simply resolving a maintenance issue. My advice to a new neighbour would be to familiarise yourself with the building rules and facilities when you move in, and to report recurring communal issues to management rather than assuming they will automatically be noticed. Overall, I still find it a convenient and pleasant place to live, but I wish I had known more about how communal rules are followed and enforced before moving in.

    The area was good however there is a lot of active construction which can be quite the disturbance when working from home. Side entrances however are unclean with a vomit stain on the glass and floor existing for over a month.

    How has the building management responded to any problems or issues you have raised:

    During the tenancy they were responsive however issues took months to resolve. Post tenancy however communication with regards to handling the deposit have been horrible.

    Please share one thing (or more) which you wish you had known before you moved in:

    Had I known the amount of stress the end of tenancy would’ve caused me I would have never moved into a grainger property.

    Thank you for taking the time to share your feedback. We are sorry to hear that you were dissatisfied with your end-of-tenancy experience. We acknowledge your comments regarding the ongoing construction, communal cleanliness and the time taken to resolve some issues during your tenancy. We are pleased that you found our team responsive during your tenancy, although we recognise there were areas where our service could have been better. Regarding the deposit, the charges were based on the condition of the property following the end-of-tenancy inspection. Extensive damage was identified to furnishings and other areas of the property, including damage to soft furnishings which was, in part, attributable to the resident's pet cat. Cleaning and redecoration requirements were also identified. We understand that there can be disagreement regarding proposed deductions. Residents have the right to challenge these through the relevant Tenancy Deposit Scheme. Where a dispute is raised, an independent and impartial adjudicator will review the evidence provided by both parties and make a final decision on the disputed deductions. We aim to ensure that all charges are fair, reasonable and supported by the relevant evidence, and we regret that your experience of the process did not meet your expectations.

    The location is the only good thing about this building. I would definitely not recommend to anyone.

    How has the building management responded to any problems or issues you have raised:

    They have not responded to any of my repairs when moving in A lot of the faults were supposed to be checked but were not and I have been here for almost 2 months and still they have not repaired anything including the lock to the front door

    I wish I would have known how poor the quality of the flats are and the service you get
