Description

INTRODUCTION
Set back from the road on an elevated plot surrounded by mature trees, stands this distinctive property, conveniently situated on the edge of Oxford’s popular Iffley Village and just a few minutes’ walk from picturesque Iffley Lock. The modern split-level arrangement was designed to take advantage of the quarter-acre plot, with accommodation on upper and lower levels, including an integral double garage below which also provides direct elevator access to the main house above.

There are four bedrooms, an open-plan living/dining room, with a stylish lower-level lounge or music room, and separate study. Well-maintained by the present owner it now offers a fabulous opportunity to remodel and refurbish throughout to create a stunning new layout suited to the needs of families today.

ACCOMMODATION
The property is arranged on three levels. Through the front door into an entrance lobby, a short flight of stairs leads up to the main floor and the spacious Living room, with its array of large south-facing windows. From here, a second flight of stairs leads back down to the lower ground level Sitting room and adjoining Study, from which one returns to the entrance lobby.

From the Living room, a short central corridor leads, on the right, to the Kitchen and separate Utility room, from which a further external door gives access to the front of the house, and a flight of stairs leading down to the driveway. To the left of the central corridor is a shower room and Bedroom 4, which currently incorporates an elevator leading down to the garage. This arrangement allows for the creation, if required, of a separate living area suitable for occupants with limited mobility.

Returning to the Living room, another door leads into a pleasant Garden room that looks out onto an outside seating area, and then through to a rear corridor along which are arranged three further bedrooms (including the principal bedroom with full-sized en suite bathroom) and a family bathroom.

Access to the double garage below the house may be gained either via the elevator from Bedroom 4, or down a short flight of steps from the entrance lobby.

The property also benefits from a very sizeable loft space of approximately 4.6 x 13.2m, and prospective buyers will appreciate from the existing layout, the potential for remodelling and reconfiguring the property in a variety of ways, subject to the usual planning consents.

OUTSIDE
The plot extends to approximately 0.25 acres with the property set well back from the road in an elevated position with ample parking for several vehicles to the front of the house. A tall hedge surmounts the stone wall surrounding the property and numerous mature oak, lime and sycamore trees provide additional privacy.

The garden wraps around the house and is largely west- and south-facing, and laid mainly to lawn for ease of maintenance. There are lockable gates on both sides of the house, through which secure access can be gained to the rear of the property.

LOCATION
The tranquil tree-lined lanes of Iffley village contribute to the feeling that this small community is a place apart yet, being barely two miles from the centre of Oxford, it is within easy reach of the university, schools and amenities of the city, by public transport, car, or bicycle. The eastern by-pass ring road affords easy access to the wider road network, so Iffley also boasts excellent transport links for those needing to travel further afield.

Iffley is a thriving and active community, with a long history. It boasts a stunning 12th century church, St Mary’s, and 15th century church hall. The Friends of Iffley Village community group coordinates and publicises many activities and events, which include a history society, classic car club, amateur dramatics, film and music societies, and several book clubs. There is a community-run shop which stocks basic supplies, and sells stamps. Iffley also boasts two pubs, and two hotels.

For families, a number of excellent state and independent schools are within easy reach, including Magdalen College School, Headington School, Cheney, and Oxford Spires Academy. A bus service to Abingdon School runs from Iffley Turn.

There are many green spaces nearby, including Rivermead Nature Park, Oriel meadow, Iffley Meadows (Berks, Bucks and Oxon Wild-life Trust), as well as the playing fields at the end of Abberbury Avenue just a short walk away. The river is also close by with two rowing clubs, City of Oxford and Falcon Rowing & Canoe Club. The latter is family friendly and welcomes rowers and kayakers of all ages and abilities. A walk over Iffley Lock and along the Thames towpath offers a delightful stroll into the city.
