Description

Stylishly modernised home with sunny southerly rear aspect in quiet cul-de-sac near school, shops and countryside walks. Convenient for A40 access and mainline service to Oxford & Paddington from nearby Hanborough.

THE PROPERTY:

Every room of this comfortable home has been renewed with real care, and the result feels finished rather than merely updated.

A herringbone-paved forecourt provides off-road parking, with roses flanking the entrance porch. Inside, the hall is fitted with bespoke storage cupboards. The living room faces south and is bright for much of the day, with a window and part-glazed door overlooking the rear garden. The modern kitchen has generous granite-effect worktops, an integrated stainless steel oven, a four-ring halogen hob beneath a full hood, and space and plumbing for the usual appliances. Between the two bedrooms, the recently refitted bathroom has a deep panelled bath with waterfall mixer tap, a separate rain-head shower and marbled ceramic tiling. The main bedroom has floor-to-ceiling wardrobes, (available by separate negotiation), while the second bedroom, presently a nursery, has a study area to one side and a pair of front windows. Double glazing and recently installed, efficient electric heating complete the home. There is mains gas in the road

Outside, a paved terrace gives way to lawn and a second, shaped terrace - ideal for a barbecue, with a timber shed at the far end.

We sold this home to the present owners, who have lavished care on it, and we fully expect it to be snapped up again. First-time buyers will find no stamp duty to pay and it is also ideal for those seeking a turn-key home they can move into without needing to do any work.

West Oxfordshire District Council - Tax band C.

SITUATION:

The property is within about 6 miles of a mainline rail service to Oxford and London Paddington from Long Hanborough (with journey times of 9 and 69 minutes respectively) and conveniently placed for commuting to Oxford along the A40. The house is a few minutes journey from Cogges Farm, Church of England Primary School, Tesco convenience store and doctors surgery.

Witney is a thriving market town on the edge of the Cotswolds about 10 miles to the West of the dreaming spires of Oxford. Its location on the banks of the River Windrush led to the manufacture of high quality blankets known the world over until the last mill was closed in 2002. Some manufacturing remains and the town is home to Christy & Co - hat makers since 1773 to people such as the Royal family and Don Corleone in the Godfather films! Much of the town's fine architecture reflects the wealth of the woollen trade in its heyday. The rich variety of shops, good schools, street cafes, and excellent sporting facilities coupled with higher order services that include a hospital greatly add to the quality of life.

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £75 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.
